Multifamily Housing in Famalicão

This proposal took into consideration the request for prior information approved and the request of the client to obtain energy efficient buildings for a medium / high segment.

The buildings are two volumes separated by a central square that serves as a unifying element of the different experiences that these two buildings will provide. The articulation of the different uses were strategically positioned based on where they are most needed: the stores add activity to the city street, are facing the park, adding life and movement to the area, providing great opportunities for families with children.

The two buildings give priority to the facades oriented to the southwest and southeast have the largest glazed spans and the facades oriented to the northwest and northeast glazed spans are smaller for greater thermal efficiency. The projection of the roof slab as well as the flagstones of the balconies allows to control the incidence of sunlight reducing cooling needs in the summer. Rotating balconies ensures greater privacy for each room, providing the best views – for the largest number of residents. This play of light / shadow caused by the rotation of the balconies and the extension of the roof slabs bring a modern interpretation to the existing built environment, creating a harmonious dialogue between the building and the organic forms of the park’s natural landscape.

The central square has two dimensions, a quota for access to residential buildings and another quota for the leisure space of the future hotel. The design of the green areas highlights and approaches the park of Sinçães. The pedestrian access routes to the dwellings move away from the dwellings through the garden areas, guaranteeing greater privacy the fractions located in the R / c. At an upper level is the outdoor area of the hotel “terrace” allowing users of the hotel to visually enjoy this outer green space ensuring an adequate spatial experience between these different uses. The two blocks are divided into 6 floors intended for housing, with the floor -1 mixed trade / parking and the floor -2 parking

On the floor of the ground floor is exclusively for housing, in each block there are the typology of T2 and T1, in addition to the common areas. The 1º, 2, 3º, 4º and 5 floor, also destined, exclusively, the housing have typologies T3 and T4. We proposed the typology T1 because we found that in the upper middle segment in the city Famalicão there is little supply and the new buildings to be built for this segment already have these typologies sold
