The three steps to carry out an Architecture Project

An architectural project is something that involves a lot of work because it is something which goes from the thought / idea of ​​the client to the implementation phase of the project. (Construction phase). In the background is the first step, when wants to concretize the dream in reality.

There are several metrics and there is one who presents a project subdivided intoseveral stages. For our office, MJARC Architects, we decided to subdivide the project into three stages because we believe it is an easier way to study, implement and produce.

Previous Study – Step 1

When we talk about the previous study we are encompassing several phases.
Within this study we can include the first contact between the Office and the client, until the final draft of the project.

At this stage it is important to highlight the following points that will be analyzed and re-evaluated until approval by the client:

– Program indicated by the client;

– Plant of implantation of the buildings on topographic plant;

– Accessibility of the land;

– Survey of infrastructure needs;

– Graphic representation of the characteristics of the building;

– The interdependence of areas and volumes (the functional links of the building);

– Generic compartmentalization of the building;

– Topographic plan for the implementation of the property and the terrain profile that define its implementation (urban and landscape integration);

– Thermal and acoustic solutions;

In short, when the client approves the prior study we move to the second step.

Project licensing – Step 2

With the licensing project, a set of written and ready to be analyzed by competent according to the functional program (Municipal Cameras, delegate of Health, Roads of Portugal, among others).

With the approval of the architecture project by external entities, we will start the 3rd stage.

Phase of project execution – Step 3

The execution project, or simply project, will be presented in such a way as to constitute a coordinated set of written information and designed with easy and unequivocal interpretation by the entities involved in the execution of the work and must obey the provisions of Article 51 of Decree- Law No. 48 871, of February 19, 1969.

If other conditions are not stipulated in the contract, the execution project shall include the following parts:

a) Descriptive and justicative memory, evidencing the following aspects: definition and general description of the work, in particular as regards the purpose for which it is intended, its location, interconnections with other works, etc .;
Analysis of how the basic program requirements were met; indication of the nature and conditions of the land; justification of the implementation of the work and its integration into existing or planned local conditions; description of the solutions adopted with a view to meeting the legal provisions in force; indication of characteristics materials, building components, plant and equipment; technical-economic justification, with special reference to the general plans in which the work is inserted;

b) Calculations for the different parts of the work, presented in such a way as to define at least the elements referred to for each type of work in Chapter II and to justify the solutions
adopted;

c) Measures, indicating the quantity and quality of the work required for the execution of the work, and the Portuguese rules in force or the specifications of the National Civil Engineering
Laboratory;

d) Budget, based on the quantities and working qualities of the measurements;

e) Drawings according to the established for each type of work in chapter II and must contain the indispensable numerical indications and the representation of all the necessary details for the perfect understanding, implementation and execution of the work;

f) Technical, general and special conditions of the specifications.
