CLT — cross-laminated timber — has expanded the possibilities of structural design and prefabrication, allowing walls, floors and roofs to be built from precisely manufactured panels. Yet the choice of a material, however promising, does not in itself determine a building’s environmental or architectural quality.

For MJARC, the question comes before the choice of construction system: how can we build here without erasing what makes this place distinctive? The answer depends on the landscape, what already exists, the way people live and the building’s intended lifespan. Timber can be part of that answer — provided it is chosen with the same care given to the place itself.

CLT: one system, many possibilities

CLT panels consist of bonded layers of timber arranged in alternating directions to form structural elements. Manufacturing components in advance can improve construction accuracy and reduce assembly time on site. It also requires careful coordination: openings, connections and building services must be integrated with the system from the earliest design stages.

This precision does not require repeated forms or a predetermined aesthetic. CLT can create spaces of very different scales and expressions. Timber can remain exposed indoors or be protected by other materials; the exterior can respond to a forest, a street or an existing building. The system offers possibilities. Architecture gives them meaning.

The same principle guides our thinking about modular and prefabricated homes: manufacturing components off site does not mean creating buildings that are indifferent to their setting.

Low impact: looking beyond the material

Timber can store carbon throughout a building’s use and, when sourced from responsibly managed forests, contribute to a construction strategy with a lower environmental impact. Even so, calling a project “sustainable” simply because it uses timber leaves essential questions unanswered. Where does the material come from? How was it processed and transported? What other materials will be needed? How long can the building last, and what will happen to its components in the future?

A life cycle assessment helps bring these decisions into perspective. It considers the impacts of materials and construction, the energy used during occupation, maintenance and the building’s end of life. A timber solution should be assessed within this wider picture and compared with alternatives that meet the same needs.

Sometimes, one of the decisions with the lowest impact is to preserve an existing structure. In other cases, it may be to reduce material quantities, simplify construction or design elements that can be repaired and adapted. Low impact comes from the coherence of these choices, rather than from a single product.

Efficiency and durability depend on the whole building

A CLT structure does not automatically make a home energy efficient. Comfort also depends on insulation, windows, airtightness, ventilation, solar shading and the building’s orientation. These elements must work together and respond to the specific climate of the site.

Durability deserves the same attention. Timber must be protected from prolonged exposure to water through appropriate roof, façade and connection design. During construction, it is also important to plan how components will be protected and prevent moisture from becoming trapped within building assemblies.

Efficiency, therefore, cannot be judged solely by a space’s natural appearance. It becomes evident in the way the building maintains comfort, ages and continues to meet the needs of its occupants.

The same material, different responses

Several international buildings demonstrate how CLT can serve different architectural intentions.

Source: https://whitearkitekter.com/project/sara-cultural-centre/

At the Sara Cultural Centre in Skellefteå, Sweden, White Arkitekter used CLT in different parts of a complex that brings together cultural spaces and a hotel. It demonstrates a hybrid approach in which each material responds to specific building requirements.

These projects share a material, but not an architectural language. The relationship between system, programme and place defines the character of each one.

Preserving the place is also a construction decision

Designing with timber does not mean making a house resemble a forest. A sense of belonging can emerge from less immediately visible choices: retaining existing trees, following the terrain, preserving natural water flows or orienting spaces towards a particular light.

These conditions have tangible consequences for the design. They can determine where the house meets the ground, its height within the landscape, the routes between indoors and outdoors and the way each room is experienced. When they influence the architecture from the outset, they become more than characteristics of the site: they become part of the building’s identity.

At Douro Wood House, modular timber construction was shaped by this understanding. The house is raised above the ground to avoid significant changes to the topography; openings in the roof preserve existing trees; the façade and planted roof establish a material and visual relationship with the surroundings. The project’s identity comes from how these decisions work together, rather than from the construction system alone.

On another site, the response would have to be different. This capacity to listen and adapt makes authentic projects possible: spaces that reflect the people who inhabit them and could not simply be repeated elsewhere.

Material in the service of architecture

CLT offers significant possibilities, also explored in our article on CLT panels and timber construction. Its value, however, does not lie in a recognisable image or a universal answer.

Building with timber means deciding where the material comes from, how it will be used, protected and maintained — and how it can contribute to a lasting building. Timber does not design itself. Architecture allows it to respond to a place and create something that could only exist there.

Frequently asked questions

What distinguishes CLT from other forms of timber construction?

CLT is a structural product made from cross-oriented layers of timber that form panels. Timber construction is a broader category encompassing different products, structures and construction methods.

Does building with CLT guarantee a smaller environmental footprint?

Not on its own. Timber sourcing, manufacturing, transport, other materials and the durability of the overall solution all influence the outcome. Comparisons between alternatives should consider the building and its life cycle, rather than the structure alone.

Can a timber home have its own architectural language?

Yes. The construction system does not determine a single form. The siting, scale, spatial organisation, light and combination of materials allow a specific response to each place and to the people who inhabit it.

Sources consulted

European Commission — Life Cycle Approaches to Decarbonise European Buildings

UNECE/FAO — Circularity Concepts in Wood Construction

US Forest Service — Building Enclosure Design for Cross-Laminated Timber Construction

US Forest Service — Moisture Performance and Durability of CLT

White Arkitekter — Sara Cultural Centre

Waugh Thistleton Architects — Dalston Works

University of British Columbia — Brock Commons Tallwood House

Timber construction has returned to the centre of discussions about the future of architecture.
