Il en existe deux types principaux :<\/span><\/p>\n<ul>\n<li><span style=\"font-weight: 400;\">Notice de l&rsquo;op\u00e9ration d&rsquo;urbanisme \u00e0 conc\u00e9der (phase d&rsquo;instruction)<\/span><\/li>\n<li>Avis d&rsquo;op\u00e9ration d&rsquo;urbanisme approuv\u00e9e (phase d&rsquo;ex\u00e9cution)<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h3><b>1. Avis d&rsquo;op\u00e9ration d&rsquo;urbanisme \u00e0 autoriser<\/b><\/h3>\n<p><span style=\"font-weight: 400;\">Cet avis doit \u00eatre plac\u00e9 apr\u00e8s que la demande d&rsquo;autorisation ou de communication pr\u00e9alable a \u00e9t\u00e9 soumise au conseil municipal.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Objectif :<\/span><\/p>\n<ul>\n<li><span style=\"font-weight: 400;\"> Informer le public qu&rsquo;une demande est en cours d&rsquo;analyse ;<\/span><\/li>\n<li>Assurer la transparence et permettre d&rsquo;\u00e9ventuelles contestations ;<\/li>\n<li>R\u00e9pondre aux exigences du R\u00e9gime l\u00e9gal d&rsquo;urbanisme et de construction (RJUE).<\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Contenu obligatoire :<\/span><\/p>\n<ul>\n<li><span style=\"font-weight: 400;\">Nom du demandeur (propri\u00e9taire ou promoteur) ;<\/span><\/li>\n<li>Num\u00e9ro de proc\u00e9dure et date de soumission ;<\/li>\n<li>Br\u00e8ve description des travaux (nouvelle construction, extension, modification, etc.) ;<\/li>\n<li>Indication que la demande est examin\u00e9e par le conseil municipal ;<\/li>\n<li>R\u00e9f\u00e9rence au droit \u00e0 la consultation publique (le cas \u00e9ch\u00e9ant).<\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">D\u00e9lai de soumission :<\/span><\/p>\n<ul>\n<li><span style=\"font-weight: 400;\">Jusqu&rsquo;\u00e0 10 jours apr\u00e8s l&rsquo;introduction de la demande et doit rester en place jusqu&rsquo;\u00e0 la d\u00e9cision finale du conseil.<\/span><\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<h3><strong>Avis d&rsquo;op\u00e9ration d&rsquo;urbanisme approuv\u00e9e<\/strong><\/h3>\n<p><span style=\"font-weight: 400;\">Doit \u00eatre affich\u00e9 apr\u00e8s l&rsquo;approbation du permis ou la communication pr\u00e9alable, avant le d\u00e9but des travaux.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Objectif :<\/span><\/p>\n<ul>\n<li><span style=\"font-weight: 400;\">Informer le voisinage et les autorit\u00e9s que les travaux sont autoris\u00e9s ;<\/span><\/li>\n<li>Assurer le respect de la legislation<\/li>\n<li>\u00c9viter les sanctions et les inspections pour manque d&rsquo;information.<\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">Contenu obligatoire :<\/span><\/p>\n<ul>\n<li><span style=\"font-weight: 400;\">Nom du demandeur et du technicien responsable des travaux ;<\/span><\/li>\n<li>Num\u00e9ro de proc\u00e9dure et date d&rsquo;approbation ;<\/li>\n<li>Type de travaux approuv\u00e9s (nouvelle construction, extension, modification, etc.) ;<\/li>\n<li>Date estim\u00e9e de d\u00e9but et d&rsquo;ach\u00e8vement des travaux ;<\/li>\n<li>Indication de l&rsquo;organisme de contr\u00f4le.<\/li>\n<\/ul>\n<p>&nbsp;<\/p>\n<p><span style=\"font-weight: 400;\">D\u00e9lai d&rsquo;affichage :<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Doit \u00eatre plac\u00e9 dans les 10 jours suivant l&rsquo;approbation et rester en place jusqu&rsquo;\u00e0 l&rsquo;ach\u00e8vement des travaux.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Dimensions minimales de l&rsquo;avis :<\/span><\/p>\n<ul>\n<li><span style=\"font-weight: 400;\">0,8 m x 1,2 m pour les op\u00e9rations d&rsquo;urbanisme classiques ;<\/span><\/li>\n<li>0,4 m x 0,6 m pour les appartements jouxtant des voies ou des espaces publics.<\/li>\n<\/ul>\n<hr \/>\n<p><span style=\"font-size: 8pt; color: #808080;\"><strong>NOTA:<\/strong> poder\u00e1 consultar e confirmar todas as quest\u00f5es legais nos sites governamentais supracitados.
