  • Prior Communication: Mandatory under Article 4(4)(e) of the RJUE for pools associated with a main building.

  • Procedure: Submission of a technical form and the architectural project to the local Câmara Municipal (City Hall).

  • Response Time: The municipality has 20 working days to respond. If there are no objections, the project is considered approved (tacit approval), and construction can begin.

A swimming pool directly influences the Tax Asset Value (VPT) of the property, which may lead to an increase in your annual IMI (Municipal Property Tax).
