If you are thinking of buying a home, there are some things you should take into consideration
before buying it. See our tips briefly below: 

 

Tip # 1 - Buy new or used? 


If you have a budget available, decide now whether you want to build your dream home with a
real estate project or buy a used home. There are several aspects to take into account in each
case. If you are still not sure, try to compare prices and always keep in mind the state in
which the used housing is. You should consult a specialized technician to assess the state of
conservation in order to decide in a more sensible way. In case you opt for a root project, you
should consult an architect, meet other buildings that have done and realize the quality of the work
and the accompaniment in time.

Tip # 2 - What budget is available? 


Before you start looking for a house fit for your needs, you should sit down and do the bills well.
Find out what budget you have available for the monthly accounts, and by doing so, realize the
value of the home you can buy / build. In this step, you should seek a specialist or several, to be
able to gather as much information as possible to make your decision.

Tip # 3 - Buy a terrain. Yes or no? 


The location of the terrain is a very important aspect. You should hire an architect to visit the site to
analyze infrastructures, among others, so that you can make the right decision in acquiring the land

Tip # 4 - Existing building outside the building


Pay special attention to the quality and state of conservation of the facade (cracks, lack of coatings, state

Tip # 5 - Interior of the building


Look for pathologies in the construction, that is, defects, starting with the most general aspects:

most signs of deterioration), check the condition of the water, gas and electricity installations. If in doubt,

Once you have chosen the house you want to buy, it is important that you get the documentation
related to it before proceeding with the purchase process. Find out if the person selling the house
has the legitimacy to do so, and if the house you are buying is free of encumbrances, foreclosures,
usufruct, leases, mortgages, etc. Do not forget to include in this survey the condominium as there
may be debts.


Tip # 7 - Existing buildings - Energy certification


Do not forget that the seller has to provide you with the energy certificate of the property, which is an
excellent indicator of the expenses you will have to ensure acceptable levels of comfort.
In this context, the quality of the spans, doors and windows, and the existence of solar
panels are some of the most important aspects to check.
